PREPARATION

The first step is to set a time frame for the sale of the property. Defining the asking price is also part of the preparation phase. We help you define a realistic price that will not scare off potential buyers and at the same time will not sell the property below market value. Thanks to our expertise, the property can often be sold at a better price than it would be by unexperienced sellers.

In order to legally sell your property, various documents are required. These include the land register, the floor plan, the building encumbrance register and the energy certificate. We help you to compile the relevant sales documents and create a professional sales brochure.

SALE

In the second step we take care of a professional marketing of your property. This includes professional photography of your property, advertising, contacting potential interested buyers from our database and processing contact inquiries via our website. We can also handle off-market sales for you, accessing our existing customer database.

Subsequently, we conduct viewing appointments with all interested parties and present your property from the best side, without concealing any defects. Once a concrete prospective buyer has been found, the contract negotiations begin. Here we also check the creditworthiness of the potential buyer.

SETTLEMENT

Finally, the purchase contract is drawn up, which contains all the details of the sale of the property and requires notarization for a legally binding contract.

The subsequent notary appointment is an important step where owner and buyer can clarify final legal issues. In the end, both parties sign the purchase contract, which makes the sale legally binding.

The final step is the handover of the property with all keys and important documents. Here we create a handover protocol to record all points of the handover in writing.
